Complete modernization of this major, actively functioning, laboratory and classroom complex required SSFM to provide exceptional construction management expertise. Extensive constructability, budgetary, and scheduling reviews were necessary, but the key to the success of this project was the role SSFM played in facilitating communication between building tenants and the contractor. That is because there are few more incompatible activities than construction and operation of clean laboratories.

Seemingly simple things were critically important—like getting the tenants and contractor to agree on a common definition of “clean”. SSFM maintained regular communication with the tenants to advise them of the extent and schedule for work in their areas of the building. In many circumstances, construction activities and even design were changed to accommodate needs of a particular tenant. For example: Plans called for relocation of a laboratory freezer in order to install ductwork. But, when the professor explained that freezer contained the world’s only collection of 6,000 toxins extracted from jellyfish from around the world, the design was changed in order to reroute the ductwork.
